Those are essentially the words that I said when I pulled into this plaza last week, actually, I think my exact words were 'what the hell,' but after a little social media digging, it seems like many people are wondering the same - what's going on?

1659 Rt. 9 in Wappingers

The stretch of Rt. 9, between the Hannaford Plaza and The Shoppes at South Hills/Poughkeepsie Galleria pretty much have it all. Grocery stores, both Home Depot and Lowe's, tons of restaurants, fast food options, multiple Dunkin' locations, and that doesn't even count all of the stores in the mall and South Hills area.

Along this stretch in Wappingers on Rt. 9 South is an area sometimes referred to as 'Bank Plaza' or 'Hannoush Plaza,' and the businesses that operate here have made it a pretty busy spot for quite some time. Previously home to Zen Dining Lounge before their sudden February 2026 closure, and the once extremely popular Flores Tapas Bar, who shuttered recently as well. The plaza recently, and again quietly lost another business that has the community talking.

What Happened to Jade Palace?

I saw in one of the local mom's groups recently that someone had asked about Jade Palace in Wappingers closing. Naturally I googled quickly and saw that the restaurant itself was still listed as open, website was clickable, and even the order online option appeared to be available. However, once I went to click on any of the order options, pickup, delivery, DoorDash, it said 'not accepting orders' or 'temporarily unavailable.'

On my way to work I decided to swing by the plaza to see what was going on, and to my surprise, I found a giant 'For Lease' sign in the window, identical to the one just next door to the right where Flores Tapas once was, and two doors down to the left where Zen used to be.

What gives? At this point, Bagel World and Piece of the Game are the only remaining businesses in the strip, and of course Hannoush Jewelers has a stand alone building in the plaza.
